Our custom designs include a complete set of plans showing architectural detail for your contractor and building department. Typical drawings include: site plan, main floor, second floor, elevations, sections, roof plan, foundation plan, window and door schedule, framing, timber and bent details, and SIP wall and roof details.

Although timber frames are becoming more popular, a timber frame home enclosed with SIP panels is still a new concept for many building departments. Cougar Creek Timber Frame works with structural engineers who understand this kind of building system and we include engineering services as a part of our package. The expertise of our partner engineer firms facilitates and expedites building permit approval.

Our standard timber frame is Douglas Fir grown in a dry climate in the heart of British Columbia. This strong species of wood offers wide span widths that can support heavy structural loads as the grain is tight and strong. The timber joinery is cut on a CNC (Computer Numerically Controlled) machine as modeled from our 3-D software. While most of the joints are traditional pegged and mortise and tenon, we strengthen multiple member joints using substantial wood splines and innovative steel connectors, all of which are completely hidden.

Cougar Creek Timber Frame’s standard package includes the cutting edge of building technology, SIP building systems, to wrap and enclose the timber frame structure. SIPs are prefabricated panels consisting of two outer skins of oriented strand board (OSB) and an inner core of insulating material (expanded polystyrene). The components are laminated together resulting in a building panel that requires no additional frame for support. Benefits of using the SIPs system include:

High insulating values and proven energy savings

Ease of construction (pre-cut panels ready to erect when they arrive)

Safety – fire and insect resistant

Environmentally friendly - No CFCs or HCFC’s

Minimize on-site construction waste

High design values for wind and snow loads and seismic activity
